Three Bedroom Vacation Rentals at Hali'i Kai: The Two Floor Plans, Compared

If you are searching for a three bedroom vacation rental at Hali’i Kai, the useful thing to know first is that there are two of them. Not two units, two floor plans. Every building in this gated oceanfront community carries the same eight plans, and the three bedrooms occupy four of the eight positions. Which one you land in changes your square footage by about 265 feet, your bathroom count by one, and whether your villa is on a single level or two. Booking sites rarely make the distinction. It matters more than the photos suggest.

The short answer

The Kai Ho’olili Suite, Halii Kai 11G, is the interior plan: 1,668 square feet, three bedrooms, three bathrooms, across two interior levels, with ocean and sunset views over the golf course. It is the largest floor plan in the community.

The Bird of Paradise Suite, Halii Kai 19F, is the same 1,668 square foot plan on the quiet side of the property, above the Coconut Grove, with Mauna Kea sunrises and an upstairs lanai off the main bedroom.

A third three bedroom is joining the collection: the Nalu Suite, Halii Kai 10H, the E and H plan at 1,403 square feet with two bathrooms on a single level, looking over the golf course to the ocean. It is not bookable yet.

All three sleep six. The differences are shape, light, and which direction you wake up facing.

The two floor plans

Hali’i Kai’s unit letters are not decoration. The number is the building and the letter is the position within it, and the letter tells you the plan. B and C are interior two bedrooms of 1,081 square feet. A and D are corner two bedrooms of 1,316. E and H are corner three bedroom, two bath villas of 1,403 square feet. The F and G plan wins on raw space and bathrooms. Three full baths across six guests is the difference between a relaxed morning and a queue, particularly with teenagers. The plan also has two interior levels of its own, which separates the bedrooms from the living space in a way a flat layout cannot. If your six people include two families sharing, that separation is worth more than the square footage.

The E and H plan wins on light and simplicity. Corner positions have one shared wall instead of two, so windows face more directions and the rooms hold morning and evening light differently. Everything is on one level. The trade is a third bathroom and about 265 square feet, most of which you notice in the great room rather than the bedrooms.

Neither plan is the better one in the abstract. A multigenerational group with an early riser and a late sleeper should take the interior plan for its levels and its third bath. A single family of four to six who will spend the day outdoors should take the corner for its light, and spend the difference on the trip.

The interior plan with ocean views: Kai Ho’olili Suite

The Kai Ho’olili Suite is Halii Kai 11G, the F and G plan on the second floor, looking across the Waikoloa Beach golf course to the water. Kai ho’olili is the rippled sea, the texture the trade winds leave on the surface in the afternoon, which is roughly what you watch from the lanai. Three bedrooms hold a king, a queen, and a pair of twins; three bathrooms mean the ensuite’s soaking tub is not the only option at seven in the morning.

Because it is a two level villa sitting on the second floor of a three story building, the bedrooms sit apart from the great room. Families who have stayed once tend to ask for it by name, usually citing the dining table and lanai that seat everyone at the same time. The interior plan on the quiet side: Bird of Paradise Suite

The Bird of Paradise Suite is Halii Kai 19F, the same 1,668 square foot plan, facing the other way. Building 19 sits in the Coconut Grove section, the quietest corner of the community and the furthest from the pool, where the lanais catch first light on Mauna Kea. Three bedrooms, a king and two queens, and three bathrooms, plus an upstairs lanai off the main bedroom that is the best coffee spot on the property.

The honest trade against Kai Ho’olili is the walk. Coconut Grove is five to eight minutes on foot from the Ocean Club, the community’s private oceanfront pool, restaurant, and fitness center, against one to two from the buildings beside it. In exchange you get quiet, sunrise over the mountain, and no one walking past your lanai on the way to the water. Guests who value a nap over a plunge take this one every time.

Joining the collection: the Nalu Suite

The Nalu Suite, Halii Kai 10H, is the E and H plan, 1,403 square feet, three bedrooms and two baths on a single ground floor level, and it is the first corner three bedroom we will offer. Nalu is the Hawaiian word for wave. Building 10 sits in the band with full ocean views across the golf course, so the lanai looks over the fairway with the water behind it, and sunsets favor this stretch of the community from late fall through spring.

Inside are a king bedroom with its own bathroom, a queen, and a third bedroom with two twin beds, sleeping six. The great room folds open to a covered lanai with a gas grill and seating for four, and the dining table seats six just inside. The owner also provides access to the pools and grounds at Hilton Waikoloa Village, a little south along the coast.

Choosing between them

Start with your group rather than the floor plan. Six people in three couples want the third bathroom, which means the interior plan. Two adults and four children can live comfortably with two baths and will get more out of the corner unit’s light. A group that includes someone who goes to bed at nine and someone who does not wants the two interior levels of the F and G plan, where a closed door actually works.

Then choose your direction. West-facing units over the golf course give you sunsets and whale watching from November through April. The Coconut Grove side gives you sunrise on Mauna Kea and near silence. There is no wrong answer here, only a preference you should make deliberately rather than discover on arrival.
