How Much Is the Resort Fee at Hali’i Kai?

Short answer: the Hali’i Kai resort fee is $25 per day plus tax through August 31, 2026. Beginning September 1, 2026, it increases to $35 per day plus tax.

The fee is charged per unit, not per person, and it applies to every day of your stay including your arrival day and your departure day.

That last detail is the one most guests miss, so it is worth saying twice: the fee counts days, not nights. A five-night stay is billed as six days.

What the resort fee actually pays for

The fee is collected by the Hali’i Kai Association of Apartment Owners, not by any individual rental manager. It is what turns your condo key into a resort key. It covers:

• Access to the Ocean Club: the lagoon-style saltwater pool, the sand-bottom hot tub, and the keiki wading pool
• The oceanfront Exercise Hale, including towel service at the gym and pool from 8am until close (full pool and gym hours)
• Tennis and pickleball courts, the putting green, and the poolside grills
• Entry through the gated front entrance, with electronic gate key cards
• Your parking permit

It does not cover food and drink at the Ocean Club restaurant and bar, and it does not cover golf. Hali’i Kai units carry Kings’ Club Gold golf privileges at the Waikoloa Beach and Kings’ courses, which is a discount on green fees rather than free play.

The 2026 numbers, before and after September 1

Here is the pre-tax math on the two rates, counting arrival and departure days:

Resort fee as of September 1, 2026: $280

For long stay guests, the fee is capped at $500 plus tax.

Why the fee is going up

The short version is that Hali’i Kai’s fee has been climbing steadily for years, in line with what the whole Kohala Coast is doing. Additionally, the Hali’i Kai Board of Directors is budgeting and planning for major upgrades to the pool area within the next two years.

For context on where that sits: down the coast, Mauna Kea Resort now runs an opt-in beach club program for vacation rental guests where a two-bedroom lands at roughly $130 a day, with arrival and departure days charged at half rate. On Kaua’i, Waipouli Beach Resort raised its daily amenity charge to $45 plus tax at the start of 2025. Against those, $35 for a private oceanfront pool, a gym over the water, and a restaurant that only residents and registered guests can order from is still on the reasonable end of the Hawai’i amenity-fee spectrum.

How and where you pay it

Hali’i Kai collects the fee at its own front office, a single-story building on the left just inside the front gates. Most guests park there on arrival, register, and pay before they ever open their unit. Some managers prepay it on your behalf and fold it into your reservation instead. Practice varies by owner and by management company, so the honest advice is to ask your manager before you land rather than discover the process at the gate.

Hali’i Kai also keeps a credit card on file with a $100 authorization hold against lost or unreturned gate cards. That hold releases when you turn the cards in.

Is the resort fee worth it?

If you booked Hali’i Kai because you wanted an oceanfront pool that does not feel like a hotel deck at spring break, a gym where you can watch for whales mid-set, and a sunset dinner you can walk to barefoot, the fee is the entry price for exactly the thing you came for. Split across a family of four in a two-bedroom, $35 a day is under $9 a person.
