Can You Rent a One Bedroom at Hali'i Kai? Now You Can

Search for a one bedroom (or 1 bedroom) vacation rental at Hali’i Kai and you hit the same wall couples have hit for years: there isn’t one. Every villa in the community was built as a two or three bedroom, so travelers who wanted Hali’i Kai without paying for an empty bedroom had two options, book the space anyway or settle for a resort hotel room down the road. As of 2026 there is a third answer. Polu Resorts is the first vacation rental program in the Waikoloa Beach Resort area to offer flexible suite configurations: the same suites we care for inside the gates, offered with fewer bedrooms at a lower rate. You can now book a true one bedroom at Hali’i Kai, two of them in fact, and our largest villa as a two bedroom. Here is exactly how it works, and who it works best for.

The short answer

The Hale Maluhia Suite, a two bedroom corner villa, is also offered as a one bedroom for two guests. You stay in the king bedroom and keep the full kitchen, both bathrooms, the laundry, and the corner lanai, at a lower rate than the full suite.

The Makai Suite, an oceanfront villa with a king in each of its two bedrooms, is also offered as a one bedroom for two. You keep the chef’s kitchen, both bathrooms, and the lanai above the lava-rock shoreline, on the ground floor with no stairs.

The Kai Ho’olili Suite, the largest floor plan at Hali’i Kai, is also offered as a two bedroom for up to four guests. The king bedroom comes standard, plus the queen room or the twin room, again at a lower rate.

In every case the unused bedroom is locked before you arrive and is not part of the booking; it takes roughly 200 to 300 square feet with it. Everything else in the suite is yours, and more configurations are planned as the year goes on.

Why Hali’i Kai never had a one bedroom

Hali’i Kai was built without studios or one bedroom floor plans. Every villa in the gated oceanfront community is a two or three bedroom, which is exactly why families love it and exactly why couples kept asking us the same question. Booking sites list nothing smaller, and our honest answer used to be that couples should book a two bedroom and enjoy the extra space. Some did. Plenty of others looked at the rate for a bedroom they would never open and booked a hotel room instead, trading the kitchen, the laundry, and a private lanai for a smaller bill.

We cover the community’s other trade-offs in our honest review of Hali’i Kai, but this one was the gap we heard about most. The configurations exist to close it: the villa stays the same, and the rate reflects the bedrooms you actually use.

How a flexible suite configuration works

A configuration is the same physical suite offered two ways. Book the full suite and every bedroom is yours. Book the smaller configuration and you pay a lower rate for fewer bedrooms; the unused bedroom is locked before check-in and stays locked for your whole stay.

Everything else is unchanged, and this is the part that matters. You keep the full kitchen, the dining room, the living room, the washer and dryer, and the lanai. The bathroom count stays the same, so the one bedroom configuration still has two full bathrooms and the two bedroom configuration has three. Housekeeping, the concierge desk, and registered-guest access to the Ocean Club, the community’s private oceanfront pool, restaurant, and fitness center, are all included exactly as they are on a full-suite stay.

The honest trade-off: occupancy is firm. The one bedroom sleeps two and the two bedroom sleeps up to four, based on the beds in your booking, not the beds behind the locked door. If there is a real chance you will want that extra bedroom, a grandparent joining mid-trip, kids who might come after all, book the full suite instead. The locked room cannot be opened at the front desk on a whim.

It is also worth saying what a configuration is not. It is not a different unit, a converted den, or a partitioned hotel room with a connecting door. It is the same villa you see in the photos on the suite page, with the same kitchen, the same lanai, and the same views, minus one bedroom door that stays shut. If you are torn, select each configuration and check availability for your dates; some trips are worth the full suite.

The corner one bedroom: Hale Maluhia Suite

The Hale Maluhia Suite is a second-floor corner villa of 1,316 square feet with ocean and golf-course views, ordinarily a two bedroom sleeping six. As a one bedroom configuration it is reserved for two guests. You sleep in the king bedroom with its ensuite soaking tub and walk-in shower, and the second full bathroom remains yours as well. The great room’s folding doors open the whole living space to the covered corner lanai, where wicker seating and a gas grill look across the fairway to the Pacific.

The rest of the villa is the part no hotel room can match. A granite kitchen with stainless appliances and a peninsula for breakfast, a dining area that opens to the lanai, and a washer and dryer down the hall. Because it is a corner unit on the second floor, the windows pull in light from two directions, with a second front lanai facing the mountains.

The name means house of serenity, and as a one bedroom that is exactly the point. No unused rooms you are paying for, just the footprint of a corner villa arranged around two people. It is the suite we point to when someone asks whether Hali’i Kai works for an anniversary trip.

The oceanfront one bedroom: Makai Suite

The Makai Suite sits on the seaward row of the community at ground level, 1,081 square feet ordinarily offered as a two bedroom with a king in each room. As a one bedroom configuration it is reserved for two. You keep a king bedroom, both bathrooms, including the ensuite’s walk-in shower with rain heads, and a chef’s kitchen with Sub-Zero and Wolf appliances. The lanai looks straight out over the lava-rock shoreline to Maui, and the sunsets drop into the water in front of you. There are no stairs between your parking and your pillow.

Between the two one bedrooms, the honest difference is view versus space: Makai puts you on the water, while Hale Maluhia gives you the bigger floor plan and a second lanai. Neither is the wrong answer.

The two bedroom: Kai Ho’olili Suite

The Kai Ho’olili Suite is the largest floor plan at Hali’i Kai, 1,668 square feet, ordinarily a three bedroom sleeping six. The villa has two levels of its own, set on the second floor of a three story building, which keeps the bedrooms and the living space naturally separate. As a two bedroom configuration it hosts up to four guests. The king bedroom comes standard. For the second bedroom, let our concierge know after booking whether the queen room or the twin room suits your group, and it will be ready when you arrive; the third bedroom stays locked. All three bathrooms remain part of the stay.

For parents with one or two kids, or two couples traveling together, this configuration turns the biggest villa in the community into something rationally sized. The dining table seats six, the lanai has its own grill, and the ocean and sunset views over the golf course come along unchanged. Every bedroom has an Apple TV, which matters more than parents expect by day five, and from November through April the whales pass close enough to watch from the community’s shoreline.

Who each configuration is for

Couples. There are now two honeymoon-grade one bedrooms to choose between: the Makai Suite right above the water, where the sun sets into the ocean off your lanai, and Hale Maluhia’s corner villa with light from two directions. Either way you get a king bedroom, two bathrooms, and a private lanai for coffee at sunrise and something colder at sunset. From November through April the community’s elevated shoreline is one of the best free whale watching perches on the island, and two championship golf courses sit inside the resort. Dinner can be the Ocean Club inside the community, a grilled catch on your own lanai, or the restaurants at Queens’ MarketPlace five minutes away by car.

Small families and trios. The two bedroom at Kai Ho’olili gives the kids their own room, with the twin option made for them, and keeps the full kitchen for early breakfasts before the beaches of the Kohala Coast. A-Bay’s calm water is four to five minutes from the gate, and the suite’s separate bedrooms mean nobody tiptoes around a sleeping toddler in a shared hotel room at 8 pm.

Long-stay travelers. A month in a hotel room means a month of restaurant meals and bagged laundry. A configuration keeps the residence part, a real kitchen, a washer and dryer, fast wifi with a wired connection available for remote work, at a rate sized to the bedrooms you use. A one bedroom here vs a resort hotel room

A couple booking a single hotel room on this coast gets roughly 400 square feet, one bathroom, a mini fridge, and a beautiful pool deck shared with everyone else. The one bedroom configurations keep roughly 800 to 1,100 square feet of villa, depending on the suite, with two full bathrooms, a real kitchen, a washer and dryer, a private lanai, and access to the Ocean Club, which is reserved for owners and registered guests. Every suite that offers a configuration shows a selector on its page, with the full suite and the smaller configuration side by side. Select the one you want, then check availability for your dates; nothing else about a direct booking changes.
